service checklist

your boiler service checklist

Here’s everything our engineers check during your annual boiler service. We follow manufacturer guidelines and Gas Safe standards for every inspection.

Before We Start: We’ll ask about any issues you’ve noticed – unusual noises, error codes, or performance problems. This helps us focus on potential problem areas.

Visual External Checks: We inspect the boiler casing for damage, corrosion, or signs of leaking. We check all visible pipework connections for leaks or corrosion. We examine the flue terminal outside for blockages, damage, or incorrect positioning. We verify adequate ventilation around the boiler – blocked vents are dangerous.

Opening Up the Boiler: We remove the boiler casing to access internal components. We photograph the inside if we find anything concerning – so you can see exactly what we’re talking about.

Gas Safety Tests: We test gas pressure at the meter and at the boiler – low pressure causes poor performance. We check for gas leaks at every connection point using detection equipment. We test the flame picture – it should be blue and stable, not yellow or flickering. We verify the flame failure device works – this cuts the gas if the flame goes out. We check flue gas analysis – measuring carbon monoxide and combustion efficiency.

Cleaning and Internal Inspection: We remove and clean the main burner – carbon buildup reduces efficiency. We inspect the heat exchanger for cracks, corrosion, or scaling. We clean the spark electrodes – dirty electrodes cause ignition problems. We check the fan – it must spin freely and be free from debris. We inspect all internal seals and gaskets for wear.

System Performance: We test the central heating – all radiators should heat evenly. We test hot water – checking temperature and flow rate. We verify the pump operates correctly and isn’t noisy or seized. We check system pressure and top up if needed. We test all thermostats and controls respond correctly.

After the Service: We reset the boiler, fire it up, and monitor its operation. We update your boiler’s service record. We complete your written service report with any recommendations. We clean up and restore everything to how we found it.

Final Safety Checks: We test the pressure relief valve operates correctly. We check the expansion vessel pre-charge pressure. We verify the condensate drain isn’t blocked – a blocked drain will shut down the boiler. We ensure all safety devices function as designed.

how often should I service my boiler?

Every 12 months, without fail. Annual servicing keeps your boiler safe, efficient, and reliable. It’s also a requirement to maintain your manufacturer’s warranty. Think of it like an MOT for your car – essential, not optional.

Most services take 45-60 minutes. Our engineer will need access to your boiler and will test hot water and heating afterwards. If we find a problem that needs immediate attention, it may take slightly longer while we explain the issue and options.

We’ll explain the issue clearly, tell you if it’s urgent or can wait, and provide a fixed price quote for the repair. You decide whether to proceed – no pressure, no obligation. If it’s a safety issue, we’ll make sure you understand the risks, but the decision is always yours.

Yes. Our engineers are trained on all major brands including Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann, Glow-worm, Potterton, Alpha, and more. We service combi boilers, system boilers, and regular boilers. If it’s a gas boiler, we can service it.

Absolutely. All our Care Plans include an annual service plus breakdown cover, priority callouts, and discounted repairs. Plans start from £14.99 per month and it’s far better value than paying separately for service and cover.

Yes – or someone over 18 needs to be there to let our engineer in and out. The service takes about an hour and our engineer may need to test hot water taps and check radiators in different rooms.

Yes, you’ll receive a full service report on completion. This documents all the checks carried out and any recommendations. It’s useful for your records and essential if you’re a landlord.

You still need an annual service – in fact, most manufacturer warranties require it. We’ll service your boiler to the manufacturer’s specification and our service counts towards maintaining the warranty.
